More Americans Are Looking For Apartments

More people in the United States are looking for apartments, according to Apartments.com. CHICAGO, IL - According to Apartments.com, more Americans are searching for apartments in 2010 than they have in previous years. Despite ongoing challenges facing the rental industry, Apartments.com and its sister website ApartmentHomeLiving.com marked the first half of the year with record growth. More telephone and email leads were generated during the second quarter of 2010 than any other quarter in the 12-year history of the company. Compared to the first half of 2009, Apartments.com has increased the number of renter email and telephone leads to its apartment community advertisers by 19 percent. In addition to the growing number of renters contacting the leasing office, Apartments.com family of websites have also seen a 14 percent uptick in traffic versus this same time last year.

       "The significant level of renter activity on our site throughout the first half of the year is a positive indicator of what's to come," said Kevin Doyle, senior vice president and general manager of Apartments.com. "Based on the growing number of renters engaging with the apartment communities on our site during these first few months of peak rental season, it's clear they are in need of an apartment and ready to rent. As we approach the height of peak rental season, it's important for apartment communities to be online and in front of renters where they are searching."

       In addition to searching online, it is apparent renters want easy access to listings on the go as Apartments.com has also seen record growth within its mobile sector. Compared to the first half of 2009, visits to Apartments.com via mobile devices increased 117 percent in 2010, and the number of consumers accessing apartment community information through text messages has increase by 250 percent. Apartments.com is also improving the mobile search experience by being the first Internet Listing Service to provide renters with convenient access to the "Check Availability" feature, allowing renters to view available apartments that they can reserve from the palm of their hand.

       While it is not certain that this year-over-year trend will continue, the data suggests consumers are in the market for a new apartment. This is further supported by national survey data fielded in December 2009 by Apartments.com, which revealed renters are planning to move earlier in the year. The survey reported a 15 percent increase in the number of renters saying they plan to move during the first half of 2010 over the same period in 2009, which is evidenced by the renter activity Apartments.com is currently experiencing on its website.

      Imagine your surprise when you start looking at ads for renting an apartment and find out that the ads you are reading look like "Greek" to you.  Before you launch a search for the perfect place to rent, you will need to understand the terms in classified rental ads.  Below are some pointers which will help you in this process.

Number 1: Know that common abbreviations in classified rental ads include WIC (walk-in closet), F/P (fireplace), W/D (washer-dryer) and EIK (eat-in kitchen).

Number 2: Know that common terms in classified rental ads include walk-up (a multistory building without an elevator), studio (a combination living room and bedroom) and cozy (a descriptive term that usually means small, rather than snug).

Number 3: Know the definitions of rental leasing terms in classified ads, such as month-to-month lease, lease-option or lease-purchase.

Number 4: Determine the specific features that you desire in a rental unit - such as pool facilities, washer-dryer hookups or a month-to-month lease - and take note of the classified ads that mention such features.

Number 5: Check the classified rental ads for the date of availability, amount of security deposit, and application procedures.

Number 6: After reviewing the classified rental ad, compile a list of unanswered questions to ask the owner of the rental property.

How to Inspect a Prospective Apartment

As an apartment renter, you want to make sure that you are getting your "money's worth" when you are renting an apartment from your landlord. Inspecting the apartment (both inside and out) as well as all of the amenity areas that are advertised by the apartment building's management company is very important to making sure that you will be happy where you are renting your new apartment in the Greater New Orleans area. You will also want to look around the area to make sure that it is a safe area to live.

 

How to Inspect a Prospective Apartment

 

Once you sign a lease, your options for improving the conditions in and around your rental will be limited. Take the time before you sign to make sure the place you are considering meets your standards.

 

Inspect the Outside

 

Walk or drive around the part of town in which the apartment is located.

Look for stores and amenities you will need and want.

Look at the general conditions of the neighboring buildings and houses.

Check the appearance of the apartment building.

Look for good outside lighting by the entrance.

 

Check around the building and in the parking area, alley and stairways to determine the level of safety.

 

 

 

Inspect the Unit

 

Check the size of the rooms and the doorways to make sure they will accommodate your furniture.

Make a note of the number and size of closets, and try all the doors to make sure they work.

Examine the bathroom. Give everything a test run. Watch out for leaks, bad water pressure, poor drainage and poor ventilation.

Examine the kitchen. Make sure everything works well, and look for easy-to-clean surfaces, good ventilation and adequate work and storage space.

Find out about heating and cooling arrangements for your unit.

Tour the utility room and storage spaces. Check for adequate lighting, cleanliness, security and signs of vermin.

Make sure the intercom and security system work, if applicable.
