Where are Tonti’s apartments located?
Tonti manages apartment communities in Metairie, Kenner, and Harahan, all within a short drive of New Orleans.

Are Tonti apartments animal friendly?
Yes,  we accept small cats, dogs (not to exceed 25 pounds at maturity), and fish (fish tanks up to 10 gallons for fish only).  A veterinarian verification is required as well as an animal interview, and a photo.  Cats must be spayed/neutered and an additional deposit is required for non-declawed cats.  Applicant must sign an animal lease and pay the applicable fees.  Each property has its own animal policy, to include: 

  • Weight limits
  • Animal fees and/or deposits

What amenities are offered?
Amenities vary by community, but many Tonti properties feature:

  • Swimming pools and landscaped courtyards
  • On-site management and maintenance
  • Washer/dryer connections (in most apartments)
  • Private patios or balconies (select units)
  • Spacious floor plans and storage

How do maintenance requests work?
Residents can submit maintenance requests by calling the community office. Because our maintenance teams are based locally, most repairs are addressed quickly.

What is the average lease term?
Most Tonti communities offer a standard 9-15 month lease, with some shorter-term options available in select communities.

If you need corporate or short-term housing, ask the leasing team for current availability.

Are Tonti apartments locally owned and managed?
Yes. Tonti has been locally owned and operated for over 50 years. Our long-term presence in Greater New Orleans allows us to:

What criteria are considered to qualify for an apartment?
Applicants must have:

  • Verifiable income equal to 3× the monthly rent
  • Good credit history
  • Acceptable rental history
  • Satisfactory background check

Additional requirements may apply based on the community.

What items must be paid before moving in?
At application:

  • Application fee
  • Security deposit

After approval:

  • First month’s rent
  • Admin fees and/or animal fees 

What are the occupancy guidelines?
Tonti Management allows two people per bedroom.

Do you accept co-signers?
Yes — under limited circumstances.

Co-signers must:

  • Meet all rental qualifications
  • Be a parent or legal guardian (for student applicants)
  • Provide required documentation 

Student occupancy rules:

  • 1 student → studio or 1BR only
  • 2 students → 2BR only 

No additional roommates are permitted.

What is the minimum age to lease an apartment?
Residents must be 18 years or older to sign a lease.

Does Tonti Management Lease Corporate Apartments, and What Is Included?

Yes. Tonti Management leases studio, 1 and 2 bedroom corporate apartments and townhomes in Metairie, Kenner and Harahan.
A Corporate Apartment is one which is fully furnished and equipped with linens, towels, small kitchen appliances, kitchenware, TV/DVD with extended cable, water and electric allowance.

What Criteria are Considered to Qualify for an Apartment?

Applicant must have a gross verifiable income equal to 3 times the rent, good credit, acceptable rental history and pass a background check.

How Long is Your Corporate Lease?

Corporate furnished and unfurnished apartments lease for 6 months or 1 year, however, short- or variable-term leases are available from 3-5 months. Please ask about prices on shorter term leases.

What Items Need to be Paid Before Moving In?

The application fee and the security deposit are paid at the time of application. After an application is processed and approved a tenant will pay the first month’s rent, admin fees and/or animal fees if any.

What are the Occupancy Guidelines?

Tonti Management allows two people per bedroom.

Do You Accept Co-Signers?

Acceptance of co-signers is limited to the following three conditions, with some additional restrictions and deposits required. (Call 504-889-6800 or toll-free at 1-800-315-3365 for complete details). Co-signer must meet all rental qualifications. Student must be full time (12 hours). Student must qualify by having good credit and rental history (dorm accepted).

(1) One student can rent a studio or one bedroom apartment only. No roommates are allowed.
(2) Two students can rent a two bedroom. No additional roommates are allowed. A qualifying parent or legal guardian for each student must apply and be a leaseholder.
